For many years, we have listened to feedback from many of our customers that are unhappy with the traditional commission based real estate concept that some companies use. Customers in the middle or upper price range wonder why they have to pay so much more than the guy who owns the smaller home, where basically the services provided are the same. It does not seem fair. That's why we have developed our Flat Fee Program for listing; to provide quality real estate service at a fair price!

Here's an example of this inequity that has existed for years. Let's say you have a $50,000 home that has been placed on the market with an agreement to pay a 6% commission. When the property sells, you owe the real estate company $3,000 commission. However, if you have a $200,000 home, that same 6% becomes a $12,000 commission. The question customers have repeatedly asked is: "What service do we get for $12,000 that is not being performed for the $3,000 commission?" Chances are, none. Why should a higher priced home owner be penalized with a higher fee? We don't think they should.

With our low flat fee, the owner of the higher priced home only pays the same as the lower priced home on the listing side. Our fee is a low $1195. We list your home in the MLS (Multiple Listing Service). When any agent locates the buyer for your home, Vines will receive $1195 and the selling agent will receive 3% of the selling price. Total commission is only $1195 + 3%. Never a 6%! Real estate commissions are not fixed by law or the MLS. All commissions are negotiable. The $1195 fee will be reduced on properties under $33,000.  There is a $500 listing fee with the $1195 plan.  If you don't prefer to pay anything at the time of listing, the fee will be $1995. plus 3%.  Either way, it's a great savings over the 6% most other firms charge.

Will be placed on approx. 20 other national web sites  6.  Will be listed on all other real estate firms in the Montgomery, Al area that have the MLS listed on their sites.  All contracts made by any agents whether with Vines Realty or any other firm will be negotiated for you and with you as quickly as possible.
