How hard is it to sell a house?  And I mean emotionally and mentally.  To some home sellers it's a snap, no problem, they can handle it. To some others it is one of the most traumatic, gut-wrenching events of their life.  Just knowing that you are going to have to pack everything and keep the house clean for showing (along with the fact that you know the kid's will do all they can to keep their particular area as messed up as possible).  And when you think of all that stuff in the attic, the storeroom and maybe the garage that you need to go through.  Oh yes, the closets.  Don't forget the closets.  What to do with most of the clothes and coats that haven't been worn in years.  You simply can't throw out any of that.  And don't dare think about throwing out those toys in the closet that are minus three wheels, the doll's without a head and those games that for some reason haven't been played with in 15 years.

And what about the repairs that need to be done.  The painting, cleaning and trimming.  Cleaning the oven and frig and making sure they stay clean while the home is shown.  Will anyone in the family care to help you make the beds each day so the faded sheets won't show?

Real or imagined, there surely are many problems and situations related to selling and moving.  But once the decision to move has been made then do all you can to put a positive spin to the whole thing.

First, get the entire family involved.  Go around and make a list of the things that need to be done.  Give everyone an assignment and responsiblity, young and old, about what each one should do each day without fail.

Second, get the repairs and painting done.  If you can't do a good job on this, get professional help.  Remain positive and don't stress out on this.  It seems like more of a hurdle than it is.  Just don't always think you have to do everything yourself.

Third,  and one of the most important things is to see that you have "good curb appeal."  Make sure the yard and shrubs are trimmed and cut.  Clean or paint the door. Change the door knob if it looks bad.  People have time to judge your entire home while looking at your door when they are waiting to be let in to view your home.

Fourth, call me and get me involved.  I'll be glad to come by and make any suggestions about what I think needs to be done.  Maybe nothing needs to be done.  We will sit down and agree on what the market value on your home is, do a little paperwork, put a sign in the yard and a lockbox on the door.  I'll get the home immediately placed in the Multiple Listing Service (MLS) so all the agents in town will know about your home being on the market.  Next, I'll put it into our web site and ready the advertising.
